-10 of them were site-built homes, 3 were manufactured homes
-prices ranged from $146,900 to $1,165,000
• 3 sold in the $100,000 to $199,999 range,
• 7 sold in the $200,000 to $299,999 range
• 2 sold in the $300,00 to $399,999 range
• and one over $1,000,000

Days on the Market ranged from 46 to 312, and varied WILDLY from property to property.

There were 35 properties added for sale in Payson in December, 2007 with prices ranging from $65,000 to $1,300,000, and there was a total of 415 properties on the market in Payson at the end of December, 2007.

Conclusions? There are a LOT of properties on the market, site-built homes are selling better than manufactured homes, the majority of both actively on the market AND sold properties are under $300,000, but the higher range IS active as well.

Rental Market:

There are many more properties offered for lease than there were a few months ago. The demand for rentals (as measured through leases signed and prospective tenant inquiries for Prest Realty) re- mains good. The mid to low end rentals are filling fairly quickly and prices are stable. At the higher end (over $1000 per month) there is more competition, and the wait to find the right tenant is longer.
