Payson Market Watch -January, 2008

These statistics are only for Payson, not outlying areas, and are from MLS.

In Payson, AZ in January
• -8 site-built homes sold
  with prices from $136,000 to $625,000
• -There were 308 site-built homes for sale,
  with prices from $89,900 to $2,950,000!
• -49 site-built homes were added to the market in January,

   

• -1 manufactured home sold, at $238,000
• -There were 58 manufactured homes for sale
  with prices from $89,900 to $384,900
• -10 manufactured homes were added to the market in January

   

• -9 properties are pending a sale.

Conclusions: With so many homes on the market, and so few sales, Sellers are finding it hard to make their home "stand out from the crowd"
but they are NOT, for the most part, lowering prices.

Rentals:

Prest Realty signed 6 leases in January, with rents from $500 to $975. We currently have 9 vacancies, with 3 of them over $1000. The higher end properties are taking longer to fill, especially if "no pets".
